How our water damage services fit together
Water damage in Encinitas usually moves through four stages: stop the water, remove it, dry and clean the structure, then rebuild. Each stage has its own page here, so you can read about the one you are in without wading through the others.
If you are standing in water right now, start with emergency water removal. If the water is gone but walls, floors and subfloors are still wet, water mitigation covers the drying work that keeps damage from spreading in the first 24 to 72 hours.
Each service in plain terms
Cleanup and contamination. Water damage cleanup is about what the water left behind: wet debris, soaked materials, contaminated surfaces and odors. It begins once the source is stopped and standing water is out.
Storm and groundwater events. Flood damage restoration handles water that came from outside or from the sewer, which is treated as Category 2 or 3 and needs more protective steps. It also covers basements and lower-level rooms where water collects.
Rebuilding. Water damage repair returns the rooms to usable condition after drying: drywall, insulation, flooring, cabinets and paint. It is the last stage, and it only starts when moisture readings confirm the structure is dry.
Mold. Mold remediation is a secondary service. Mold needs moisture, so the water problem is fixed first, then growth is contained, removed and checked with clearance testing where it is called for.

| What you see | Start here | Why |
|---|---|---|
| Water is still coming in or standing on the floor | Emergency water removal | Pumps and extraction units take priority while the source is stopped. |
| The floor is dry on top but walls feel damp | Water mitigation | Moisture mapping finds water hiding in cavities and subfloors. |
| Wet debris, soaked carpet or a sour smell remain | Water damage cleanup | Removal and sanitizing stop odors and secondary damage. |
| Water came from a storm, creek or sewer line | Flood damage restoration | Category 2 and 3 water needs extra protection and disposal. |
| Everything is dry and you need rooms rebuilt | Water damage repair | Drywall, flooring, cabinets and paint come after verified drying. |
| Musty smell or visible growth after a leak | Mold remediation | Containment and removal, then testing where appropriate. |
Real jobs overlap. A burst pipe may need removal, mitigation, cleanup and repair in sequence, and we explain that sequence and the pricing method before work starts.
What every job includes
Every assignment begins with an on-site assessment using moisture meters and, where useful, thermal imaging. You get a written scope that says which rooms and materials are involved, how long drying is expected to take and how the price is built.
We record moisture readings and photographs throughout the job, because your insurer will want them. Coverage depends on your policy. Sudden and accidental damage is often covered, gradual leaks often are not, and flood usually needs separate flood coverage, so check your policy or ask your insurer.
Work is carried out by licensed and insured restoration professionals. California requires a contractor license for projects of $500 or more in combined labor and material, and the Contractors State License Board caps a down payment at 10 percent or $1,000, whichever is less. Ask any company you hire to show a current license number and check it on the board's website.
Questions to ask any restoration company
Whoever you hire, a few plain questions separate a careful company from a rushed one. Ask them before work begins, and expect clear answers.
- Can you show a current California contractor license number that I can check on the state board's website?
- Do your crews work to ANSI/IICRC S500 for water damage and S520 for mold, and how is that visible on the job?
- How will drying be verified, and will I see moisture readings before walls are closed up?
- What does the written scope include, and what would cause it to change?
- How is the price built, and what happens if more hidden damage turns up?
We answer all five on the phone and again in the written scope. If any company will not, that tells you what you need to know.

Call dispatch and describe what you see. If water is still moving, removal and mitigation come first. If the water stopped days ago, cleanup, drying checks and repair planning matter more. We will say which applies.
Not necessarily. These services follow each other on the same job, and we explain the sequence in the scope. You are free to hire a different contractor for the final rebuild if you prefer.
An on-site assessment shows what is wet, how far it reaches and what the repair involves. Hidden moisture sometimes shows up on later readings, so the scope can change, and we explain any change before extra work starts.
